Daycare receives approval for additional structure

Trustees approve six building permits

A Clearwater daycare will be able to construct a new building behind its current location, at 609 Montana Street.

Village trustees, acting as the village board of adjustment, held a public hearing, March 11, to discuss requirements for a variance at the property.

Village clerk Angie Hupp asked Kidz Korner Clubhouse owner Angie Fletcher if the building was moving two feet closer to the alley.

Village chairman Kelly Kerkman said, the building will have a overhang that extends two feet into the setback. The new building will be constructed on the same site as the current building, which will be torn down.

Neighboring landowners received notices of the plans for the building and the public meeting. No public comment was heard.

After exiting the adjustment hearing, trustees approved a setback variance.

Trustees also approved a conditional use permit for the property, for use as a daycare, for the duration the property is owned by Rustin and Angie Fletcher.

The Fletcher's building permit, for a 32 foot by 36 foot structure, was also approved.

Trustees approved a liquor license permit for Two Bills Steakhouse, following a public hearing.

Brian Ferris and Mike Tabbert, owners of Two Bills Steakhouse, also appeared to discuss a building permit application. They plan to construct a fence at 211 Iowa Street, on the property line of the steakhouse and a residence owned by Jim Swails.

Tabbert said, "The ordinance says it has to be a foot and one-half from the property line. We're wanting to do it on the property line because we already gave him 12 feet when we purchased the building."

Kerkman asked if Swails was okay with the fence being on the property line. Tabbert said yes. The application was approved.

A third building permit, for a vinyl privacy fence at The Waterhole, located at 510 Main Street, was approved unanimously.

Trustees approved a building permit submitted by Dan and Ronda Schwager. They plan to add a 12-foot by 19-foot garage behind their residence at 112 Nevada Street.

Andy and Amy Ahlers submitted a building permit application for a chain link fence, measuring 20 feet by 30 feet by 5 feet, at 610 Montana Street. Trustees gave their stamp of approval.

A sixth building permit, submitted by the Sons of the Legion, for a six-foot privacy fence at 509 Main Street was approved.
