Ewing trustees discuss rental process for new duplexes

Ewing Village Board of Trustees heard updates about the duplex project, under construction by Thramer Construction.

Carla Kimball, executive director of the Central Nebraska Economic Development District, said items were being gathered for the rental of the property.

"To make it cash flow, rental will need to be $625 per month, per unit," Kimball said. "More may be charged, but it depends on their income."

Insurance estimates run $4,500. Kimball anticipates taxes on the units will be $2,500 annually.

Once the units are completed, applications will be accepted. Rent will be based on an applicant's income.

CDS Inspections & Beyond, based in Plainview, will provide a list of needed documentation and review applications.

"First in with all documents is the first person who will be eligible to move in," Kimball said. "It'll be the same on the second unit."

If a tenant moves out in the five-year affordability period, the rental process will start over with new applicants.

The affordability period will be based on either the lease date of the second unit or the close-out date for the grant.

"We're going to work very hard to get that close-out date done as soon as possible," Kimball said.

Chairman James Ramold verified that grant funds may be used to cover the cost of a sprinkler system and sod.

Trustees approved a bid of $6,000 from Luke Schilousky, for two sprinkler systems and a bid of $8,038, from Delon Kathol, of Hartington, for sod.

In other business, trustees:

• Discussed potential zoning for property owned by Travis Funk;

• Approved a permit for Love Signs, to replace signage along the highway at White Star Oil Company; and

• Gave the okay for GPS mapping of sewer mains and valves. Miller & Associates will complete the project.
